Overview
What is a new ADU?
A new ADU (Accessory Dwelling Unit) is a fully detached secondary home built on your property — typically 400 to 1,200 square feet. It has its own entrance, kitchen, bathroom, and utilities, and can be rented long-term, used by family, or sold as part of the property.
California law allows most single-family lots in LA to add at least one detached ADU. We handle everything from initial feasibility study through final inspection and certificate of occupancy.

How big can my ADU be?
Under California state law, detached ADUs up to 1,200 sq ft are allowed on most LA single-family lots, regardless of local zoning restrictions.
Do I need to live on the property?
How long do permits take?
In LA, ADU permits typically take 8–14 weeks. The state mandates a 60-day review windowa, but back-and-forth corrections add time.
Can I get financing for an ADU?
Yes — common options are HELOCs, cash-out refinances, and renovation/construction loans. We can refer trusted lenders.
Will it increase my property taxes?
Only the ADU itself is reassessed — your existing home keaeps its current assessed value (Prop 13 protection).
Do I need to add parking?
Most LA ADUs are exempt from added parking requirements, especially within 1/2 mile of transit.
Can the ADU be a different style than my house?
